Unlikely. Newcourt station is 0.7 miles / 15 minutes on foot from the Exe Vale Tesco Extra. They hold leases on various parcels of land in the vicinity and recently stopped, I am told, a new 'pound shop' selling foodstuffs.

Tesco also own the freehold on neighbouring stores to their big Extra store down here. Recently been leased out to B&M which has opened a couple of weeks ago.

Visited Newcourt yesterday, 11/06/2015. No reason other than it's the newest station in the UK (United Kingdom).

Good provision for cycling commuters to leave their bikes at the station rather than take them into Exeter. It's early days so the facilities aren't yet being used to their full extent, but it seems that the cycling commuters start very young in that part of Devon:
